Poncha Meadows 2 begins construction

After 3 years of delays due to a sewer dispute between Salida and Poncha Springs, Poncha Meadows has begun construction on the next phase of their subdivision.

 

Filing 2, which is approximately 25 acres, will consist of 117 lots, offering both single family and duplex opportunities. Currently, 58 lots are reserved by both the builder community, and individuals.

 

Y&K Excavation began subdivision construction this week, estimating total completion of Filing 2 in the spring of next year. Lot completions and the ability to pull building permits will be phased through late summer/fall and into next spring. Lots are available from $72,000- $179,000 depending on location, size and number of units allowed.

 

As Poncha Meadows builds out, the eventual 150 acre development will consist of residential, 15+ acres of commercial amenities along 285, parks and open space, connectivity, and adjacent proximity to the 30+ acre park and recreation land purchased in 2023 by the Town of Poncha Springs.

 

Carrie Mesch, developer, shared “This has been a haul, getting through long delays and a lawsuit which held up all new Poncha development. We are happy to be moving forward with needed supply solutions to the housing shortage. We have intentionally planned our next phase with product that is more affordable to the valley than other options. Working with the Town of Poncha Springs, we are being very thoughtful and cooperative in creating the culture and vision for our entire development. Phase by phase, we will adjust to market needs. Our goal is to develop an active, attractive, multi-generational, safe, harmonious community.
